  • Mortgage default insurance premiums (e.g., CMHC, Sagen, or Canada Guaranty);

Minimum Down Payment Guidelines (Canada-wide, subject to change):

  • 5% on the first $500,000 of the purchase price;
  • 10% on the portion of the purchase price above $500,000;
  • For purchase prices of $1,500,000 or more, a minimum of 20% down payment is required (no mortgage default insurance is available for high-ratio mortgages above this threshold).

 

Amortization Periods for Insured Mortgages (down payment <20%):

  • Typically a maximum of 25 years;
  • However, a maximum of 30 years may be available for eligible first-time homebuyers (at least one borrower qualifies as a first-time buyer) or purchasers of newly built homes, subject to insurer eligibility rules (e.g., CMHC Home Start or equivalent), potential premium surcharges, and other conditions.
